Miami Q1 2026: Inventory Up, Buyers Still Active, Pricing Getting Real

The first quarter of 2026 brought the largest inventory increase Miami has seen in three years — but demand held. Days on market crept up, price reductions became more common in the $2M+ range, and the sub-$1.5M segment continued to outperform. The story is not a slowdown. It is a market correcting toward accuracy after two years of overshoot.

Market Overview

Three things defined Q1: international buyers returned in force (particularly from Latin America and Europe), the luxury segment softened in days-on-market while holding on price, and the condo market in Brickell and Edgewater continued to outperform single-family in velocity if not in appreciation.

For Buyers

This is the best buying environment in 18 months. More inventory means more leverage, more time to be selective, and less pressure to waive contingencies. The sub-$1.5M segment is still competitive — be ready to move — but the $2M+ buyer has more room to negotiate than at any point since 2022.

For Sellers

Sellers who priced correctly in Q1 closed at or above list. Sellers who came in high sat for 60+ days and ultimately took less than they would have gotten at an accurate initial price. The lesson is the same as it has been: the market rewards honesty about value.

My Take

I went into Q1 expecting softness and got a more nuanced market than that. My clients who moved early in the quarter found good inventory and faced less competition. The buyers who waited for prices to drop further are still waiting. Miami does not have a structural supply problem — the city keeps building — but the sub-$1.5M segment is undersupplied and likely stays that way.
