How to Market a Listing During Major Holidays
Holiday listings don't have to sit. Here's how to keep momentum, reach motivated buyers, and close during peak holiday seasons.
Most agents pull back during the holidays. They assume buyers aren't looking, sellers aren't motivated, and the market goes quiet. That assumption hands a real advantage to anyone willing to stay active.
The buyers who search during Thanksgiving week, Christmas, or the Fourth of July are not casual browsers. They are people with real urgency. Job relocations don't pause for holidays. Lease expirations don't move because of school breaks. Divorce timelines, estate settlements, and expiring rate locks don't care about the calendar. The pool shrinks during holidays, but the motivation of the people still in it tends to run high.
That changes how you market. You're not trying to reach everyone. You're trying to reach the right people with copy and positioning built for that specific window. Here's how to do it without wasting ad spend or frustrating a seller who's already sacrificing holiday time.
Reset Your Seller's Expectations Before the Holiday Arrives
The conversation you have before a holiday hits matters more than any ad you run during it. Sellers who go in without preparation tend to panic when showing requests drop and then pressure you to take actions that don't help.
Tell your seller upfront that showing volume will be lower, but buyer quality tends to be higher. Explain that families looking at homes on December 26th are not doing it for fun. Frame the reduced competition as a real advantage. During peak spring markets, your listing competes with dozens of similar properties. During holidays, it may be one of three active listings in its price range and zip code.
Set a clear holiday communication schedule. Tell sellers when you'll update them, what metrics you're watching, and what you'll adjust if activity stays flat. Sellers who feel informed stay calm. Sellers who feel ignored call you every two days asking what's wrong.
Adjust Your Copy to Reflect the Season Without Being Gimmicky
Swapping in seasonal language without a strategy makes listing copy feel like a grocery store display. Phrases like 'ring in the new year in your new home' or 'give yourself the gift of homeownership' tend to land flat and can come across as pressure rather than appeal.
What does work is updating your copy to address the actual timeline buyers are working with. If you're marketing during late November, a buyer who closes in January can still get settled before Q1 kicks off. If you're marketing in late December, mention that January closings are realistic. Buyers doing math on their timeline respond to copy that helps them do that math.
For luxury properties, holidays can justify leaning harder into lifestyle. Describe how the great room handles a crowd, how the kitchen layout works during a large dinner, how the primary suite functions as a retreat when the house is full. That kind of copy is specific and relevant to what buyers are imagining during that season, without being precious about it.
Shift Your Ad Strategy for Reduced Traffic Windows
Holiday periods compress buyer attention into specific days and hours. Most serious buyers are not scrolling Zillow during Christmas dinner. But they are scrolling at 9pm on Christmas Eve, the morning after Thanksgiving, and during any slow stretch of a long holiday weekend.
Adjust your paid social and display ad scheduling to concentrate spend during those windows. On Facebook and Instagram, you can schedule ads to run during specific hours. Pull back during midday on the holiday itself and push harder the night before and the day after. This is not a major technical lift, but most agents never do it.
Keep your active listing budget running. Pausing ads entirely during a holiday because 'no one is looking' is the wrong call. Impressions cost less when fewer advertisers are running, and your cost per click often drops during holidays. You can get more reach for the same spend if you stay in while competitors go dark.
Handle Showings Differently During Holiday Periods
Be clear in your showing instructions about holiday availability. If the seller is hosting family, block the specific times they need and open every other window. Nothing kills momentum faster than a motivated buyer requesting a showing and hitting a wall because the instructions say 'contact agent for holiday availability' with no follow-up.
For listings where the seller is traveling, confirm access logistics before the holiday arrives. Lockbox codes, alarm codes, pet logistics, and arrival instructions should all be settled in advance. Showing agents who can't get in don't come back, and their buyers move on.
Consider offering a video walkthrough or Matterport link prominently in all holiday marketing. Out-of-area buyers who are in town visiting family are often the buyers who make decisions fast during the holidays. They can't always schedule a traditional showing during a short visit, but they will watch a 3D tour at midnight in their parents' guest room and call you the next morning ready to write an offer.
Use the Slow Period to Build Content That Works After the Holiday
Holiday weeks are one of the best times to create evergreen content that will generate leads in January. Traffic to your listing page may dip during Christmas week, but anyone landing on it is paying attention. Make sure your listing has a fact sheet, a neighborhood overview, and a strong call to action beyond 'schedule a showing.'
If you're doing social content during the holiday, keep it consistent but low pressure. Post the listing, post a market stat, post something local. Going completely silent on social during a two-week holiday window makes your profile look inactive to anyone who checks it in January. Staying visible at a lower volume is the right balance.
January brings a real surge in buyer activity. People who spent December looking but not acting make decisions fast in the first two weeks of the new year. If your listing had solid exposure through the holiday period, those buyers already know it. You're not starting over in January. You're converting the attention you built during December.
