So we are going to walk through what the output actually looks like, what the workflow actually costs in time, and where each tool makes more sense.

The test property: a 2,400 square foot single-family home in a mid-market suburb. Three bedrooms, two and a half baths, updated kitchen, original bathrooms, two-car garage, quarter-acre lot, built in 1987. Nothing exotic. This is the kind of listing most agents write multiple times per month.

What ChatGPT Produces (With a Basic Prompt)

With a simple prompt like "Write an MLS listing description for a 3 bed 2.5 bath single-family home, 2400 sqft, updated kitchen, two-car garage, built 1987," ChatGPT returns something like this:

"Welcome to this charming single-family home featuring 2,400 square feet of comfortable living space. This well-maintained property boasts 3 bedrooms and 2.5 bathrooms, perfect for families of all sizes. The updated kitchen offers modern amenities while the two-car garage provides ample storage. Don't miss this opportunity."

This is a fair representation of basic ChatGPT output without prompt engineering. It hits the facts, avoids errors, and takes about 10 seconds to generate. It also uses four phrases that no agent should publish ("welcome to," "boasts," "perfect for families of all sizes," and "don't miss this opportunity"), contains no voice whatsoever, and gives a buyer zero reason to schedule a showing.

ChatGPT users who get better output have learned to write detailed prompts. Something like: "Write an MLS listing description in a professional, direct tone for a real estate agent. Avoid cliches. Do not use 'stunning,' 'boasts,' 'nestled,' or 'don't miss.' The property is..." With a well-engineered prompt, ChatGPT can produce solid output. The question is whether the prompt engineering time adds back the minutes you were trying to save.

What Montaic Produces (After Voice Setup)

The Fair Housing Gap

ChatGPT does not scan for Fair Housing language violations. It will avoid the most obvious issues most of the time because it has been trained on enough legal content to know that protected class references in real estate are problematic. But it will not catch the subtler issues: neighborhood characterizations that imply demographic composition, language that describes proximity to religious institutions, phrasing around "ideal for" that implies familial status preferences.

In our test, a prompt that included "near excellent churches and top-rated schools, perfect for young families" produced output that included both phrases essentially unchanged. Both are Fair Housing risk territory. A practicing agent who knows the rules would catch this in review, but the point of using AI is to reduce review time, not to add a new compliance audit step to every listing.
